Be Realistic with Data

We all know the term location, location, location. It is true today as much as ever. What else is important though? Condition and age. I speak with many buyers looking with that move in ready mindset. Perhaps, a few cosmetic changes like wall paint or flooring, but overall living admist construction is not in their plan. Where does your home stand against others in your neighborhood? Having your realtor pull comparables (a CMA- comparable market analysis) is a start. It is deeper than this, however. It is about "the why" a home sold in a recent period. Why at that price? Location. Condition. Age. Curb Appeal. Timing. These answers and perspective a realtor brings to the table is the differentiating factor between who will deliver the best strategic plan for selling your home. What is the work that needs to be done to match the selling price you have in mind? What is the age and working condition of the mechanicals in your home? What will it take in the most cost-effective way to be show ready? And finally, what will and can your realtor's role play to get you there? A realtor with solid, well-thought out answers around the data will be your best guide in developing a realistic price strategy and tap into their working network to get your home listed and ultimately sold.


Be Patient, It's a Process

Selling your home is a team effort. You want the best resources from your dedicated realtor, online and offline marketing, trusted contractors, title company, inspectors, appraisers, and a buyer's lender. You'll rely on most, if not all, these resources throughout a home selling transaction. It is true, homes in updated, maintained, prime locations are selling quickly in 3-7 days. My last home listed had 30 guest tours, 8 offers in 7 days, but a labor of love to get there. Are you mentally ready to start the process? What is your expectation? What are your must-haves, would like to haves, and okays if it did not happen? It is always best to set the expectation lower and be ecstatic when the quick sell is realized. Don't rely on how quickly your neighbors home sold. Remember, the data. It comes down to game play strategy. With your realtor develop a listing action plan and do rely on your realtor and their team of resources to work that plan and do not forget contingency plans. Expect More of Your Realtor

It is a competitive housing market. Not only in consideration of lower inventory, high cash buyers, and multiple offers, but sheerly amongst real estate agents. Chances are you know 1 agent and possible 3 more. How will you decide who to choose? Let me be frank. Your dad's best friend's husband might not be the best choice. You, as seller in charge, want someone who is not handed the listing, but works hard to earn the listing and gives you a clear path to how they will sell your property. Expect more. Expect a ton of listening to your needs, a return of dialogue in questions and positioning, and then a customized packaged plan to sell your property. Yes, it is a relationship transaction, but it is also a need to be objective, what is in your best interest business relationship. It is not how many homes has the realtor listed and sold or the free power washing they offer. It is about building trust, their market integrity, the agent's communication accessibility, and their business expertise. As a professional, an entrepreneur, and a realtor in the State of Texas, I know what I look for and expect in an agent. You should expect more and deserve more. Those 4 critical factors are what will make all the difference in the world to selling your property.
